Strata Pipe Relining in Perth
A strata building shares its drainage the way it shares a roof: one blocked or damaged section of pipe can affect several lots at once, and the decision to fix it usually goes through a committee, not a single owner. We scope the job so that committee has what it needs to sign off on it.
- A written scope for committee sign-off
- Access planned around common property
Common property vs lot
We identify whether the damaged section sits on common property or within a lot, which matters for who authorises the repair.
Shared manifold work
A shared drainage manifold can often be relined without disturbing the plumbing inside individual lots.
Joondalup schemes and beyond
We work with strata schemes and body corporates across the Perth metro area, Joondalup included.
Why strata plumbing fails differently
In a standalone house, a damaged sewer or stormwater line is one owner's problem and one owner's decision. In a strata scheme, several lots can run into the same shared drainage line before it leaves the property, so a defect in that shared section can produce blockages or backups in units that have done nothing wrong themselves. Working out whether a fault sits in a lot's own plumbing or in the shared common-property line is usually the first real question, and it's one a CCTV inspection answers directly rather than leaving to argument.
Working around residents
People live in a strata building while the work happens, so scheduling and access matter as much as the repair itself. We plan entry points around common property, corridors, car parks, garden beds shared by the scheme, rather than through an individual lot wherever the pipe run allows it. Where a job does need brief access to a lot, that gets communicated and arranged through the manager ahead of time, not sprung on a resident on the day.
A written scope for the committee
Strata committees generally need something documented before they can approve spending on a shared repair. Every strata job we scope comes with a written account of what the CCTV inspection found, where the damage sits, and what the relining work involves, in a form a manager or committee can put in front of an AGM or a vote without having to translate it themselves.
That documentation also matters for anything that needs to go through the scheme's building insurance. We won't speculate on what a specific policy covers, that's a question for the manager and the insurer, but a clear written record of the damage and the repair gives whoever handles that claim something concrete to work from, rather than a verbal account pieced together after the fact.
Questions strata managers ask
Who pays for relining shared strata pipe?
Will residents need to move out while the work happens?
Can you provide documentation for a committee vote?
If the shared line turns out to be more of a facilities-management job than a standard strata repair, our commercial pipe reliningpage covers larger-scale and higher-usage work. For the technical process itself, see how pipe relining works.
Need a scope your committee can act on?
We'll inspect the shared line on camera and put together a written scope for your next meeting.
